The current construction industry conditions have entailed the use of rational method, techniques, research and application of new techniques by utilizing advancements in technology in the field of production as well as other fields. Value Engineering is a proven management technique that can make valuable contributions to value enhancement and cost reduction in construction industry. Value Engineering is one of the most effective techniques known to identify and eliminate unnecessary costs in product design, testing, manufacturing, construction, operations, maintenance, data, procedures and practices.
This research presents the value engineering approach and its application in residential buildings in Khartoum state (as case study) with a view to choose the suitable finishing materials to reach the optimum selection of finishing materials that achieve balance between quality and cost.
The problem of the research is about the high cost of projects at the completion of the implementation compared to those were specified the completion without identifying the reasons behind it and lack knowledge about the methodology of value engineering and apply in construction projects to achieve the highest efficiency and quality to satisfy the desires of the owner and user.
The study aims to identify the concept of value engineering as one of the modern management concepts in the world as analytical study had specific methodology done by multidisciplinary team on a product, a project or service to detect and classify the functions and to perform them in a better way and less cost ,or both of them.
The researcher has relied on general information in the stage of study with aim the of presenting the concept of value engineering and definition of construction project and problem facing and application the value engineering in construction project, in the phase of the study, the researcher relied on analytical descriptive methodology to compare applying value engineering to not to apply it.
The researcher concluded application of value engineering reduces the cost and increase quality of material.
The researcher recommended to activating the value engineering approach in the field of construction to avoid the high cost of projects. |
